General Information
INSPECTION TRIPS
We can arrange for inspection trips so that you can see the area and get a feel for Spain. There is no obligation to purchase,and we assure you of an enjoyable stay.There is no pressure to buy and you will be shown around by local people who have made there own permanent home here in Spain.
You will need to allow for a five day, four night stay in order to make the most of your visit. Contact us first with your intended dates before you book your flights,and we will arrange comfortable accommodation for you at our cost.
We will collect you at the Airport, escort you to your accommodation, show you around the area,collect you for property viewings, and return you to the Airport at the end of your trip.
During your time with us we will show you properties that we know will suit your tastes and budget.We provide lunch,but leave you free in the evenings to allow you to enjoy the delights of Spain.
If you decide to stay on longer than the inspection trip we can arrange accommodation at reasonable rates. While you are here we will provide you with as much information as you require on all aspects of purchasing in Spain,legal matters,costs,contracts,etc.and we will be happy to answer any queries that you may have

MORTGAGES
Mortgages can be arranged on new and resale properties .Up to a maximum of 80% is normally available at rates of around 3.25% to 4.5% This is easily arranged with the local banks as the provider,with no credit checks necessary. Processing is very swift and can normally be completed within a few days.

CONTRACTS
When purchasing a property in Spain,the normal procedure is to sign an agreement with the seller,via ourselves,and secure by a payment of a deposit of 10% of the purchase price. On new properties not yet built, a deposit of £2000 is usually sufficient to reserve the purchase. Payment of the balance on resales is made when the Deeds known as the Escritura in Spain Are exchanged and signed in front of a Public Notary.This meeting is attended by the purchaser,seller or his agent and if applicable an agent from a mortgage lender. Payments on new properties are usually made by stage payments as the building work progresses Typically this would be:-

A deposit of 2000 pounds sterling at the time of reserving the plot,
  • 30% within 30 days
  • 40% within six months of building work commencing
  • 40% when the property is fully completed and signature of a Spanish Notary.
Spanish V.A.T. (I.V.A.) is payable on all new properties at the rate of 7%. Sales Transfer Tax is payable on all resale purchases also at the rate of 7%. Notary and other fees normally account for another 2% of the purchase price. We normally advice you to allow for another 10% over the purchase price in order to cover these fees.
